AGS follows the All-Appropriate Inquiries (AAI) process established by the Environmental Protection Agency (EPA) in conjunction with the applicable American Society for Testing and Materials (ASTM) standard to protect our client. Additionally, we offer the standard practice for Limited Environmental Due Diligence: Transaction Screen Process for conducting limited environmental due diligence that does not adhere to the AAI rule.

Phase I & II Environmental Assessments

ESAs are an important element of the environmental services AGS offers due to the protection gained from performing them. Whether you are a Bona Fide Prospective Purchaser, Contiguous Property Owner, or an Innocent Landowner, ESAs are critical in the process of protecting you (our client) from future hazardous substance cleanup responsibilities. Environmental due diligence is an often overlooked and crucial step in conducting real estate transactions or refinancing a loan. Since enacted by Congress in 1980, CERCLA (Comprehensive Environmental Response, Compensation, and Liability Act) in conjunction with LLP (Landowner Liability Protection) often referred to as Superfund, has addressed ongoing concerns on how to handle abandoned hazardous waste and substances.

CERCLA LLPs grant our client’s appropriate safeguards and legal defenses. We are aware of the time and confidentiality constraints that may accompany significant real estate or corporate acquisitions, and we are ready for the task.

Environmental Sampling
